Corpus Christi Planning Commission Approves Plat for Senior Living Multifamily Complex
/Corpus Christi (Nueces County) — The Planning Commission on Wednesday, April 15, approved the creation of a major plat for a proposed senior living apartment complex.
The owners of a 14.88-acre tract on the southeast side of town submitted the plat in anticipation of its sale to an Austin-based developer. It went to the city’s technical review committee in March. Their comments to the Planning Commission included this statement:
The applicant proposes to preliminary plat the property to construct a future multi-family development.
The submitted plat satisfies the requirements of the Unified Development Code and State Law and the Technical Review Committee recommends approval.
The project site is in the 5300 block of Lipes Boulevard, about a block west of the South Staples Street intersection. It is in an area where senior living communities have concentrated. The Elan Corpus Christi Assisted Living & Memory Care complex recently opened on a tract that abuts the new project’s eastern property line.
It is also southeast of the Solstice Senior Living at Corpus Christi apartment residences, and immediately west of the Incarnate Word Convent.
The property owner is Saratoga Palms Properties Ltd., which is a joint investment of local oncologist Emile Salloum M.D., and of real estate broker Wayne Lundquist. The commercial real estate firm, Cobb, Lundquist & Atnip Inc. is handling the sale.
Frontier Surveying Company is the civil engineer preparing the plat.
The project name is Avanti Legacy Bayside.
Madhouse Development of Austin lists Avanti Legacy Bayside as one of three independent senior living apartment communities that it has “under development.” The others include Avanti Legacy at South Bluff (also in Corpus Christi), and Avanti Legacy at Emerald Point in McAllen.
Although separate project, the Bayside and South Bluff developments are being tracked together in VBX as Project ID 2020-0C1A
Avanti Legacy Bayside is a 60-unit, three-story structure with parking structure and attached clubhouse. The gross square footage is 76,943 SF, with a net rentable area of 45,137 SF.
The Avanti brand by Madhouse is not to be confused with Avanti Senior Living, an unrelated multifamily developer based in Houston.
